Landlord guide
Fill your property faster, with less admin
A practical walkthrough of every Nest tool for landlords, from the first photo to the day your tenant gets the keys.
01 · Your listing
Create a listing that gets inquiries
Listing is free and takes about ten minutes. Each listing is reviewed by our team before it goes live.
- 01
Add the basics
Property type, bedrooms, bathrooms, floor area, furnishing, parking and your advance and deposit terms. - 02
Pin the exact location
Choose the city and barangay, then drop the pin on the map. Renters searching the map will find you there. - 03
Upload bright photos
Shoot in daylight with lights on. Lead with the living area and bedroom, and include the bathroom and kitchen. - 04
Block dates you are not available
Use the availability calendar on your dashboard so renters can only pick move-in dates that work for you.
02 · Video tours
Upload a room-by-room tour
Listings with video tours get far more serious inquiries, because renters arrive at the viewing already sold. You add clips for each room while creating or editing a listing.
Film vertically
Use daylight
Tidy first
03 · Lease builder
Build and e-sign your lease
Every listing gets its own lease contract. Start from Nest’s plain-language template, then edit any clause or add house rules of your own.
- 01
Open the contract for a listing
On your dashboard, press “Lease contract” on the listing. The template is already filled in with the rent, deposit and address. - 02
Edit clauses and preview
Change wording, add or remove clauses, and preview exactly what the renter will see on their phone. - 03
Send it for signature
When you approve an applicant, send the lease. You both sign with a one-time code, and both receive the signed PDF.
04 · Getting paid
Get paid straight to your GCash
Add your GCash QR in Profile → Settings (or per listing). Your tenant scans it, pays you directly, and tells you the reference number. You confirm it arrived and you both get an e-receipt.
